    Property Description

    The surveyed tenant space is a retail clothing store located on the first floor of the mall. At the time of the survey, the store was fully operational and contained typical retail fixtures including clothing racks, display shelving, and furniture.


    The storefront faces the public mall corridor and is accessed through double glass entry doors. The front retail area includes a raised display platform used for mannequin displays, positioned near the storefront window area.


    This tenant space does not have rear service corridor access and is accessible only through the front mall entrance.


    A hallway near the Janie and Jack storefront provides access to public restrooms. Beyond this area are restricted service corridors used by mall maintenance and staff, where electrical meter rooms serving nearby tenant spaces are located.


    Site Visit Summary

    PreCon Media arrived on site March 2, 2026 at approximately 10:00 AM, coinciding with mall opening hours.


    Entry to the tenant space was obtained upon arrival. Gary Supinski, Operations Director at King of Prussia Mall, provided initial access and introduced the surveyor to the store manager. The store manager remained present during the scan.


    A complete LiDAR scan and site documentation of the tenant space was performed.


    Interior Layout

    The interior space consists of a main retail floor area with a rear employee-only section.


    The rear portion of the store includes:


    - A back storage room with shelving systems mounted on sliding tracks

    - A small office area located within the rear room

    - An employee restroom


    The restroom contains:


    - Toilet

    - Sink

    - Mop sink


    The rear storage and employee area is accessed through a single interior door from the main retail floor.


    Utilities and Building Systems


    Electrical

    The electrical panel is located in the rear employee/storage room, positioned near the restroom area.


    An electrical transformer is located on top of the restroom enclosure and is visible within the rear room below the drop ceiling.


    Mechanical / HVAC

    The space appears to be served by a general mall HVAC system. Specific system information and air distribution data were not confirmed during the site visit and were to be provided separately by Gary Supinski.


    The rear area has an accessible drop ceiling. The front portion of the space has a drywall ceiling and was not accessible.


    Plumbing

    The restroom plumbing fixtures are located within the rear area of the tenant space.


    A water heater and water meter are mounted on top of the restroom enclosure and are visible within the rear room below the drop ceiling.


    Scan Documentation

    A complete LiDAR scan and site documentation of the tenant space was performed during the visit.


    Due to the store being open and occupied, scanning was conducted around existing retail fixtures and furniture.


    All accessible areas of the tenant space, including:


    - Retail floor area

    - Storage room

    - Office area

    - Restroom

    - Mechanical and ceiling observations


    were documented as part of the survey.


  • HVAC System Summary


    The tenant space is served by the mall’s central HVAC system. Air distribution to the space is provided through ductwork located above the ceiling.


    During the site visit, accessible ceiling areas were observed in the rear portion of the space where HVAC ducting and associated piping are present above the drop ceiling. The front retail area has a drywall ceiling which is not accessible.
