This location was originally a large grocery store and is now divided in half. The adjacent tenant is a PGA Golf Store. It features a small main entrance, two rear/side entrance doors, and a loading dock with a roll-up door. The building mostly has a drop ceiling, except in the rear, where the roof structure is visible. The PGA section also has visible roof structures without a drop ceiling. (Refer to photos) There is ample parking available at the front and side of the building.

ELECTRICAL

• The main electrical switchgear and meter are located within an electrical room inside the PGA Golf Store. (Refer to utility diagram)

• The property manager informed that the electrical service is temporarily split and shared from PGA’s meter. KE’s meter is temporary, and a permanent solution from the utility company is required.

- The main panel is situated at the rear of the building. (Refer to electrical diagram)

SEWER

• Pascale Plumbing and Heating conducted a sewer camera inspection. (Refer to utility diagram)

WATER

• The water meter is located within the fire sprinkler room inside the KE building. (Refer to utility diagram)

ROOF ACCESS

• Roof access is available through the PGA Golf Store.

HVAC

• There are currently no HVAC units installed at this location.
