  • This site was previously occupied by Party City and still contains product, shelving, and other materials. There are two adjacent tenants on both sides of the proposed KE location. The building will be divided at the rear to accommodate a future adjacent tenant. Currently, there are two bathrooms, but with the planned division, these bathrooms will be part of the adjacent tenant's space. KE currently does not have any bathrooms. At the rear of the building, there is a separate "Stock room and small office," along with a long corridor leading to a loading dock behind the adjacent tenant.


    ELECTRICAL


    • The main electrical switchgear and meter are located in a separate electrical room with access at the rear of the building. (Refer to the electrical diagram)

    • The main electrical panel is situated at the rear of the proposed KE location. (Refer to the electrical diagram)


    SEWER


    • Pascale Plumbing and Heating conducted a sewer camera inspection. (Refer to the utility diagram)


    WATER / FIRE SPRINKLER


    • The water meter is located within the fire sprinkler room, situated at the far southeast corner of the building, with access through the rear.


    GAS


    • The gas meters are positioned outside, directly behind the proposed KE location. The property manager was unable to determine which meter corresponds to each unit.


    ROOF ACCESS


    • Access to the roof is available inside the electrical room.


    HVAC


    - There are currently four HVAC units. (Refer to the roof diagram)
