This property currently functions as a shoe store and remains an active business. It features two adjacent tenants on either side, a primary entrance at the front, and a rear access door. The entire space is equipped with a drop ceiling. Due to the space being occupied and operational, we were only able to remove the ceiling tiles in the back storage area to examine and measure the joist, roof structure, and heights. The adjacent tenants do not have drop ceilings, allowing us to measure the ceiling heights near the shared walls.
ELECTRICAL
The switch gear and meter are situated at the rear of the building near the rear access door. (Refer to utility diagram)
The transformer and service disconnect are located directly outside the building.
The main panel is positioned inside the building. (Refer to electrical diagram)
SEWER
- Pascale Plumbing and Heating conducted a sewer camera inspection. (Refer to utility diagram)
WATER
The water meter is located inside the fire sprinkler room adjacent to this location.
GAS
Gas meters are positioned outside along the back wall. (Refer to utility diagram)
ROOF ACCESS
Roof access is located at the back of the building, approximately five hundred feet from the proposed KE space.
HVAC
